How it's calculated

Monthly principal & interest uses the standard amortization formula: M = P × [r(1+r)ⁿ] ÷ [(1+r)ⁿ − 1], where P is the loan amount, r is the monthly interest rate, and n is the number of payments.

This estimate excludes PMI, closing costs, and other fees. Actual loan terms vary by lender — use this as a starting point, not a loan offer.

The Complete Guide to Mortgage Payments

By Arshi Khan, Founder of Just4Marketing · Last reviewed October 2026

A mortgage payment is more than just paying back what you borrowed — it usually bundles interest, taxes, insurance, and sometimes HOA dues into one monthly number. This guide breaks down exactly what goes into that number and the formula behind it.

What is a mortgage payment and why does it matter?

The principal and interest portion of a mortgage payment is calculated with the standard loan amortization formula: M = P × [r(1+r)ⁿ] ÷ [(1+r)ⁿ − 1], where P is the loan amount (home price minus down payment), r is the monthly interest rate (annual rate ÷ 12), and n is the total number of monthly payments (loan term in years × 12). This formula guarantees the loan is fully paid off, with interest, in exactly n payments.

On top of that principal-and-interest figure, most homeowners also pay monthly property tax (typically calculated as an annual rate against the home's value, divided by 12) and homeowners insurance (an annual premium divided by 12), plus HOA dues where applicable. Together these make up your total estimated monthly housing payment.

Things to keep in mind

  • This is an estimate, not a loan offer

Actual rates, fees, and eligibility depend on your credit score, lender, loan type, and points paid. Use this calculator to compare scenarios, then get a real quote from a lender.

  • It excludes closing costs and PMI by default

One-time closing costs (typically 2–5% of the loan amount) and monthly PMI, when required, aren't included in the base principal-and-interest estimate.

  • A lower rate has an outsized effect over time

Because interest compounds over the loan term, even a small difference in interest rate can change total interest paid by tens of thousands of dollars over 30 years.

  • Shorter terms cost less overall but more per month

A 15-year loan usually carries a lower interest rate and far less total interest than a 30-year loan, but the required monthly payment is significantly higher.

Frequently asked questions

What's included in a monthly mortgage payment?

At minimum, principal and interest (often abbreviated P&I). Many homeowners also pay property tax and homeowners insurance through the same monthly payment, held in an escrow account by the lender, plus HOA dues if the property has them — though HOA is usually billed separately from the mortgage itself.

How does the loan term affect my payment?

A longer term (like 30 years vs. 15 years) spreads the same loan amount over more payments, lowering the monthly principal and interest amount but increasing the total interest paid over the life of the loan.

How much does a larger down payment help?

A larger down payment reduces the loan amount, which directly lowers your monthly principal and interest. It can also help you avoid private mortgage insurance (PMI), which many lenders require when the down payment is below 20% of the home price.

Is the calculator's result what my lender will offer?

No. This calculator estimates principal, interest, taxes, and insurance using the numbers you enter, but actual loan offers depend on your credit profile, the lender, points paid, PMI, and closing costs — always compare official loan estimates from lenders before deciding.
